Terms & Conditions

1. Booking & Payment

  • A written agreement is required to secure the booking, with the balance due 4 weeks before arrival.
  • Bookings made within 4 weeks of arrival require full payment at the time of booking.
  • Confirmation of your booking will be issued once the deposit has been received.


2. Cancellation Policy

  • Cancellations must be made in writing (email is acceptable).
  • The deposit is non-refundable in all circumstances.
  • Cancellations made less than 1 weeks before arrival will forfeit the full balance paid.
  • We strongly recommend guests take out holiday cancellation insurance.


3. Arrival & Departure

  • Check-in is from 5:00pm and check-out is by 11:00am unless otherwise agreed.
  • Early check-in or late check-out may be available on request, subject to availability.


4. Maximum Occupancy

  • The property sleeps a maximum of 12 guests. This number must not be exceeded under any circumstances.
  • The law requires that only guests named at the time of booking are permitted to stay overnight.


5. Groups & Events

  • This property does not allow for hen or stag parties. We welcome families, couples, and groups of friends looking for a relaxed stay.
  • Parties, events, or gatherings beyond the number of booked guests are not permitted without prior written consent.


6. Pets

  • A maximum of 2 well-behaved pets are permitted. Pets must not be left unattended or allowed on furniture.
  • Guests are liable to be billed if damages occur as a result of pet behaviour.


7. Smoking

  • This is a strictly non-smoking property. Smoking is not permitted indoors.
  • A cleaning charge of £400 will be applied if this rule is breached.


8. Guest Responsibilities

  • Guests are responsible for the property and its contents during their stay.
  • The property must be left in a clean and tidy condition, with rubbish disposed of appropriately.
  • Any damage or breakages must be reported to the owner as soon as possible.
  • Lost keys may be charged at £50.


9. Owner's Right of Access

  • The owner or their representative reserves the right to access the property for ad-hoc maintenance or inspection purposes, with reasonable notice given where possible.


10. Liability

  • The owner accepts no responsibility for loss, damage, or injury to guests or their belongings during their stay.
  • Guests use outdoor spaces, pools, and other facilities at their own risk.


11. Noise & Neighbours

  • Guests are asked to be respectful of neighbouring properties.
  • Excessive noise or antisocial behaviour may result in guests being asked to vacate the property without refund.


12. Swimming Pool

  • The pool and outside areas are maintained on Monday, Wednesday and Friday by our staff, at around 7am. The staff are not permitted to enter the dwellings. 
  • The pool is for the exclusive use of guests and must be used responsibly.
  • Children must be supervised by an adult at all times.
  • No glass is permitted in or around the pool.
  • Users do so entirely at their own risk.


13. Wi-Fi & Utilities

  • Wi-Fi is provided as a courtesy and the owner cannot guarantee connection speeds or continuous availability.
  • The property's utilities (heating, water, electricity) are included in the rental price unless otherwise stated.


14. Complaints

  • Any issues during your stay must be reported to the owner promptly to allow the opportunity to resolve them.
  • Complaints raised after departure cannot be considered.
